Terms of Service

Blindspot Labs is an information and research tool. It does not provide legal advice, planning advice, or professional opinions. Information here is for reference only and must be verified against the official records held by the relevant local authority before any decision, application, or appeal.

1. Who we are

These Terms of Service govern your use of the Blindspot Labs website and application (the “Service”). By accessing or using the Service, you agree to be bound by these Terms. If you do not agree, do not use the Service.

2. What the Service provides

The Service allows you to:

  • Search and browse public planning application records published by Irish local authorities under the Planning and Development Act 2000.
  • Search and browse the Dublin City Development Plan 2022–2028 Written Statement.
  • Ask natural-language questions about planning records and policies via an AI assistant powered by Claude.
  • Save searches, precedents, and group them into projects (with optional plain-text notes) under your account.

3. Information for reference only — not legal advice

Nothing on this Service constitutes legal advice, professional planning advice, architectural advice, or any other regulated professional service. The Service is a research and reference tool only.

AI responses are generated from retrieved planning records and policy excerpts. They may be incomplete, out of date, mis-cited, or factually incorrect. Citations to planning reference numbers and Development Plan chapter/page numbers are provided as starting points for your own verification — they are not a substitute for reading the source.

Before relying on any information from the Service for a planning application, appeal, purchase, sale, professional opinion, court submission, or any decision with consequences, you must:

  • Verify each cited planning reference against the official record held by the relevant local authority (e.g. Dublin City Council's eplanning portal or the equivalent service for other authorities).
  • Verify each Development Plan citation against the official PDF published by Dublin City Council.
  • Consult a qualified planning consultant, architect, or solicitor for advice tailored to your circumstances.

The authoritative source for any planning record is always the local authority that issued it. The authoritative source for the Development Plan is always the version published by Dublin City Council.

4. Verify against council records

We mirror data from public sources but do not control those sources. Records may be:

  • Stale — submitted, updated, or decided after we last refreshed our copy.
  • Incomplete — supplementary documents, conditions, third-party submissions, and appeal histories may not be reflected in our copy.
  • Mis-classified — our development category, scale, and land-type tags are inferred heuristically from proposal text and may be wrong.
  • Geocoded approximately — map placements use postal-district centroids with deterministic jitter, not exact coordinates. They are illustrative, not surveyor-grade.

You are solely responsible for confirming the current, complete, and authoritative version of any record before acting on it.

5. No liability for decisions made using the Service

To the fullest extent permitted by Irish law, Blindspot Labs and its operators accept no liability for any loss, damage, cost, or consequence — including but not limited to financial loss, missed deadlines, refused applications, lost appeals, professional negligence claims, or property transactions — arising from:

  • Decisions you, your clients, or any third party make based on information obtained from the Service.
  • Errors, omissions, hallucinations, or out-of-date material in AI-generated responses.
  • Inaccuracies in mirrored planning records or in our parsing of the Development Plan.
  • Service downtime, outages, or unavailability.

The Service is provided “as is” and “as available”, with no warranties of any kind, express or implied — including no warranty of accuracy, completeness, fitness for a particular purpose, or non-infringement.

Nothing in these Terms excludes or limits liability where exclusion or limitation is not permitted by law (for example, liability for fraud or for death or personal injury caused by negligence).

6. Acceptable use

You agree not to:

  • Use the Service to harass, defame, or harm any individual whose name or address appears in a planning record.
  • Scrape, mirror, or systematically extract data from the Service for republication. Public planning data should be obtained directly from local authorities.
  • Attempt to reverse-engineer, probe, or disrupt the Service or its underlying infrastructure.
  • Use the AI assistant to generate content that violates Anthropic's usage policies, including illegal content or content designed to deceive or manipulate.
  • Share your account or your authentication credentials.

7. Your account and content

You are responsible for activity under your account. Saved searches, saved precedents, projects, and project notes you create are your content. You retain ownership of your content; you grant us a non-exclusive licence to store and display it back to you as part of running the Service.

We do not display your saved content to other users or sell it. See the Privacy Policy for the full picture.

8. Suspension and termination

We may suspend or terminate your access to the Service if you violate these Terms or use the Service in a way that risks harm to other users or to our infrastructure. You may delete your account at any time from the hub; on deletion your content is removed within 30 days.

9. Changes to the Service

The Service is under active development. Features may be added, changed, or removed without notice. Pricing tiers and rate limits may change with reasonable notice to active users.

10. Changes to these Terms

We may update these Terms. The “last updated” date at the top of this page reflects the most recent change. Material changes will be communicated by email to active users before taking effect.

11. Governing law

These Terms are governed by the laws of Ireland. Any dispute arising out of or in connection with these Terms or the Service is subject to the exclusive jurisdiction of the Irish courts.
